How to apply for a THLT home

  1. Review the eligibility criteria to see if you qualify for this home from THLT.
     

  2. Review the Frequently Asked Questions and other information on our website about how homeownership in a community land trust is different from other traditional home purchases. If you have questions that aren’t answered by the resources provided, please contact us for more specific information. 
     

  3. Contact a realtor to represent you. Our home(s) are listed on the MLS just like any other property. Our listing includes documents and forms that are available to allow your realtor to help you document that you are eligible, explain how CLT home ownership works, and special considerations in applying for pre-approval from a mortgage lender. If you feel you are eligible and wish to pursue this purchase, your realtor will arrange for you to see the home.
     

  4. Complete a Washington State Housing Finance Commission-sponsored first-time homebuyer education course. These free courses are held in person and online frequently. They are usually about 5 hours of course material. Information is available here.
     

  5. Obtain a loan pre-approval letter from your lendor. We have a list of preferred lenders who are familiar with the differences in CLT sales transactions and can help you get through the process smoothly. However, we cannot require you to use a particular lender.
     

  6. Submit application for the home through your realtor.
